About me
I advise foreigners new to Vietnam, and Vietnamese buyers who want someone from inside the industry beside them, on apartments in Ho Chi Minh City and Hanoi. Seven years at CBRE Vietnam taught me to read a project through its legal file before its brochure.

A short story
Lessons from lost deposits
In my first year most of my clients were expats who had just arrived. Several had already lost a deposit by choosing a building with no quota left or by trusting a verbal promise. I started writing down every mistake so the next client would not repeat it. That list is now the 12-step checklist I send with every consultation.
Reading a project through its file
I worked with developers and international banks and read the legal files of more than 20 projects in Ho Chi Minh City and Hanoi. That is personal experience. This website is my personal brand and is not affiliated with or representing CBRE.
Saying no early is cheaper than sorry later
I do not list units with unclear legal status, I do not publish discounted prices, and I do not advise you into a unit I think is wrong for you. If the project you are looking at has a real drawback, you hear it before you pay a deposit.
Working principles
Official prices only
The developer’s list or the owner’s asking price, with gross and net area and VAT stated.
Eligibility checked first
The building’s 30% quota, remaining term, how to transfer funds. Then we book the viewing.
Real drawbacks, said out loud
Container traffic on Vo Chi Cong, west-facing afternoon sun, slow certificates. I write them in the review and repeat them at the viewing.

What clients say
Thank you, Chris, for following through from my first deals until I resold my unit at The 9 Stellar. For the next deals I will come straight to you.
Thank you for walking with me, explaining the law, the money transfer and every document clearly so my investment was transparent from start to finish. I wish you many more clients and more growth ahead.
Chris has been a true friend who helped me a lot with property investment in Vietnam: project information, the law, working with international banks, so every transaction closed fast, safely and with the best outcome.
